25 Story Office Building built in 1985 located in downtown Philadelphia across from city hall – The project consisted of introducing free-cooling to an existing fresh air chase to greatly reduce mechanical cooling costs in the winter. The building has a perimeter heating system with very little automated control which overheated tenant spaces. Rich Energy Solutions installed 6 large 6’x 8’ louvers in the fresh air chase to greatly reduce the electrical consumption in the winter time. Installed two new modular Camus 2,000,000 BTU condensing boilers to modulate the boiler water based on outside air temperature to reduce overheating. New premium efficiency motors for the condenser and hot water heating pumps with variable frequency drives will provide capacity based on demand.

A complete LED Lighting retrofit of the building was performed utilizing more than 5000 the new Philips InstantFit LED T8 lamps. Significantly reducing energy costs while greatly improving the quality of light and comfort of the tenants. Retro-commissioning of the building HVAC systems integrated the two existing Building Management Systems with a Tridium overlay into one new graphic user interface allowing for easy scheduling, setbacks and the collection of trend data.
