NJ EJ Law

NJ's landmark Environmental Justice Law is driving new incentives for multifamily buildings.

NJ's landmark Environmental Justice Law requires the DEP to evaluate environmental and public health impacts of certain facilities on overburdened communities (OBCs). This has led to increased incentives for energy-efficient building upgrades in qualifying areas.

Multifamily properties located in or adjacent overburdened communities may qualify for enhanced grant levels and priority program access under the Direct Install Program.

Who Qualifies

Is your multifamily property eligible?

The Direct Install Program is available to multifamily residential buildings served by participating NJ utilities. Eligible properties include affordable housing complexes, co-ops, condominiums, and market-rate apartment buildings with qualifying energy demand.

Domestic hot water heaters and distribution systems upgraded for efficiency.

Motors & Pumps

Variable frequency drives and high-efficiency motors for HVAC and plumbing systems.

Insulation & Weatherization

Air sealing and insulation improvements to reduce heating and cooling loads.
